TO the east of Putrajaya lies Cyberjaya, a flagship zone originally conceptualised back in 1995 as an IT-based community wrought from the idea of having a Multimedia Super Corridor south of Kuala Lumpur.
It was developed as a mixed development fully fitted with modern infrastructure throughout. Although it has quite a good mixture of office-commercial, educational, public and recreational facilities, Cyberjaya has come up short as far as residential facilities are concerned.
This factor, along with the fact that available homes within Cyberjaya tend to be more up-market, has caused many of those working there to live in outlying areas such as Dengkil, Kota Warisan, Seri Kembangan, Putrajaya, Puchong and Kajang.
During the day, Cyberjaya has a population of about 50,000 to 70,000 – a figure that decreases after normal working hours to about 10,000 residents and workers who work round-the-clock.
Recently, master developer Setia Haruman Sdn Bhd garnered support from about 21 established developers to develop properties at the value of approximately RM20bil in investments.
This was presented in the Cyberjaya Premier Property Showcase (CPPS) 2014, which took place on April 19 and 20 at the Cyberview Resort and Spa, Cyberjaya.

The plan would mould the zone’s viability as a place not only for studying and working but also where residents can play and be proud to call home. It would be able to accommodate residences, educational institutions, malls, offices and commercial space.
During the showcase, Setia Haruman’s head of sales and marketing Liew Yeon Keong said the total gross development value (GDV) of properties being promoted by eight developers at CPPS 2014 is RM11.38bil.
He reinforced the idea that Cyberjaya will be home to landed properties, including terrace houses, semi-detached units, bungalows, Sohos (small office home office), serviced apartments and condominiums.
In fact, the targeted population increase in 2016 is estimated to be at 100,000 for this township of 36 multinational corporations, over 800 corporations and 190 operating eateries. Six shopping malls are currently being planned to support this upsurge.
For Areca Properties, its debut in Cyberjaya was led by the singularity of providing homeowners with ready-to-move-in homes with generous garden space greenery within property compounds.
Its maiden project – the securely guarded gated community of Areca Contempo Homes – stands testament to this.
Planned and designed for those who enjoy the tranquillity of nature, Areca Contempo Homes is equipped with active security features and common facilities with lush landscaping features – perfect for homeowners who prefer natural surroundings.
As a relative newcomer to the developer industry, Areca Properties remains positive about its development in Cyberjaya.
Executive director Aidan Hamidon anticipates robust demand for its residential units. Areca Contempo Homes stands out as compared to other developments, which feature super-links, semi-detached units and bungalows.
It highlights close community living supported by smart security features and comprehensive common facilities. There will be a good amount of open spaces that are enhanced by the landscaping, which in turn encourages residents to interact with one another as a community.
In the long run, Aidan sees Areca Contempo Homes forming a safe modern community similar to established neighbourhoods in Bangsar, Taman Tun Dr Ismail and Damansara Heights.
Homeowners have the choice of moving in with their home outfitted with Bosch built-in appliances. This strategic partnership allows Areca Properties to differentiate itself by hedging on Bosch with its proud tradition in quality kitchen and laundry appliances.
“What we are designing are ready-to-move-in, gated and guarded landed property, low-density freehold homes with an open layout plan for people to personalise and allow for minimal renovation.
“We’re also happy to call Bosch – one of the leaders in home solutions – our partner in this project to provide fully equipped, integrated kitchens for our Areca Contempo Homes,” said Aidan.
The overall secure gated development covers 700 units of terrace homes to be developed in two parcels over the next three to five years.
Areca Contempo Homes make up both the parcels, measuring approximately 75 acres, with 18 acres or 25% dedicated to greenery and amenities. It will also include an integrated sports and function centre and a clubhouse to help foster a community.
In addition to the extensive landscaped terrain within homeowners’ properties and the overall surrounding of the development, residents will also enjoy serenity in the form of a 40- to 45-acre man-made lake.
Although the development has yet to be green-rated, Areca Properties has applied sustainable features to create a healthy and friendly living environment for residents. This covers architectural controls, ample landscapes, interconnected pocket parks, cul-de-sac walkways, security, conducive amenities and visitors’ car parks.
Areca Properties hopes to target professionals, young and growing families who are looking to either upgrade or purchase their first home in Cyberjaya.
Aidan added: “Our goal is to develop Areca Contempo Homes into a successful community with a desirable lifestyle. We put our customers first and ensure we provide them a product that we can be proud of.”
